Questions & Answers

Q. What are the benefits of selling my property through UlsterProperty.net?

A.
The main benefit of selling your property through UlsterProperty.net is that you will save yourself several thousand.

Estate agents charge up to 2% commission and with the average property in Ulster nearing £200,000, that would mean paying up to £4000, for what? Putting up a sales board and answering the phone? With UlsterProperty.net you can now do this yourself.

Q. Will I pay a commission fee to UlsterProperty.net if I advertise and sell through this website?

A. No, we only charge the one off fee at the start, you will not have to pay anything extra when you sell your property, the money is yours to spend on what you like, a holiday, a car, anything.

Q. Will I sell my property quickly through this site?

A
. Any serious buyer looking for a property, like yours, will contact you once they have seen the 'For Sale' board displayed outside your property, much like they would if an estate agent had a sales board outside your property, except in this case you would get the enquiry.

Q. Can I sell my property privately even if I am already selling through an estate agent?

A. The simple answer is yes, but some unfair estate agents will try and say you cannot, so check the contract you signed with them.

Selling privately is no different from selling your property to a family member or work colleague, if you were selling through an agent would you pay them even though you sold the property to a family member or friend? No, you would not.

As long as the buyer of your property was not introduced via the estate agent, you should not be liable to pay any commission.

Q. What do I do when I get an offer on my property?

A. So you have advertised your property privately with UlsterProperty.net and now you have an offer on the table. Well, if you are happy with the offer and are willing to proceed/sell all you need to do is get the details of your buyer's solicitor and pass this information on to your solicitor, who will then take care of the rest.

It is that simple, no estate agent is needed in the sales process at all.

Q. What will happen once I place an ad on your website?

A.
Once your ad has been placed you will receive a confirmation email, which will contain the login password for the 'My Ads' page, where you will be able to edit, cancel or suspend your advertisement. The 'For Sale' board will be posted to you within 2-3 working days.

Q. I placed and paid for an ad, but it is not visible on the website yet?

A. All ads need to go through an approval process, which could take up to 12 hours. If within 24 hours it is still not viewable you should contact us.

Q. How long will my ad stay on the website?

A. Your will stay on our system until your property is sold, but you can always remove it anytime you wish via the 'My Ads' login area.
